§ I am not an American national or resident. My friend told me that you helped him get a TIN (Taxpayer Identification Number) from the IRS in less than a week, and now he can engage in a number of business and investment activities in the United States that I cannot. Can you do this for me?

By U.S. law we can only do this for a client that we are transacting business with if it is required in the course of that business.

§ I've done some construction work and have heard that the way to make money in real estate is to buy "fixer-uppers" and renovate them; do you sell anything like that?

In the past we would occasionally come across houses that while fully permitted were never completely constructed due to the developer going bankrupt. We now try to focus our interest on houses that are either currently income-producing or are fully up to code and can be rented immediately.

§ I'm not a real estate insider and don't know how to get title insurance for anything but a warranty deed, but I've discovered that there are some people who are only interested in acquiring other types of deeds. Somehow they know how to quickly get title insurance, then flip for a huge profit: can you tell me the secret?

Prior to the year 2000 this was not possible for the average investor, and even now is only widely available in 40 states and the District of Columbia. Most of our clients have already figured out how to do this, but we do show the rest how it is done.

§ I read in a book that you need to put a lot of work into stressful negotiations with "motivated sellers"; will I have to do that?

There are no negotiations involved here; the laws differ by state and the implementation by county, but basically you will need to correctly file an application for the deed with the County Treasurer who will then commence foreclosure proceedings on your behalf.
